What we do.

Holmac Strata provides full-service body corporate management for Gold Coast schemes. From financial administration to AGM coordination, insurance to maintenance, we handle every aspect of running your scheme so your committee doesn’t have to.

Financial Management

We manage your scheme’s Administration Fund and Sinking Fund with precision and transparency. This includes levy collection, budget preparation, financial reporting, and fund management in accordance with BCCMA requirements, so your committee always has a clear picture of where the money is.

Insurance Management

Strata insurance is a mandatory and complex obligation. Holmac Strata coordinates appropriate building insurance cover for your scheme, manages renewals, arranges valuations, and assists lot owners and committees through the claims process when issues arise.

Maintenance Coordination

Keeping common property in good condition is a core body corporate responsibility. We coordinate maintenance and repairs for your scheme; obtaining quotes, engaging contractors, and managing work to completion, while keeping the committee informed throughout.

Committee Support

A well-supported committee makes a well-run scheme. Holmac Strata guides your committee on their obligations, by-law enforcement, dispute resolution, and governance requirements under the BCCMA — ensuring decisions are made correctly and communicated clearly to all lot owners.

AGM & EGM Management

We manage the full general meeting process for your scheme, from preparing and issuing notices, coordinating motions and proxies, chairing or attending meetings, through to distributing minutes. Both Annual General Meetings and Extraordinary General Meetings are handled with compliance front of mind.

Caretaker & Building Manager Oversight

For schemes with caretakers or resident building managers, Holmac Strata manages the relationship on behalf of the body corporate, including contract administration, performance oversight, and ensuring duties are carried out in accordance with the caretaking agreement.
